How we manage your property

Some landlords prefer to be completely hands-on. They are willing to take on the full financial responsibility of running the tenancy with all the associated risks and simply want help finding a suitable tenant.

How it works

  • We advertise the property, accompany prospective tenants on viewings and reference tenants to Homelet enhanced reference process.
  • Advise you with property preparations and Landlord legal requirements.
  • Issue you with the Tenancy agreement.
  • We will also carry out duties of an agent according to the service level listed in the ToB for Landlords and help identify furnishings that comply with the Fire Safety legislation.

Tenant find and Rent Collection Landlord Service – £299 + 3%

What we provide:

  • Advertise property
  • Pre-Qualify perspective tenants
  • Organise tenant references
  • Oversee tenant move in
  • Prepare, issue and execute Short term Tenancy Agreement
  • Collect rent and pay Landlord, issuing monthly statements
  • Issue 7, 14 and 31 days letters in the event of tenant failing to pay rent
  • Lodging of Deposit with the DPS (DEPOSIT PROTECTION SERVICE)
  • Pre-Qualify perspective tenants
  • Check out management
  • Management of deposit

How we manage your property

The Rent Collection service suits a landlord who is comfortable with taking the full financial risk of letting the property and has more time and energy to manage it.

How it works

We charge a set up for finding the tenant, assisting you with property preparations, interviewing tenants, drawing up the necessary agreements and preparing the inventory.

Since the landlord is responsible for the upkeep of the property, the monthly commission is lower than Fully Managed Service. Xpert lettings take responsibility for rent collection and payment to the landlord by BACS.

We will also carry out duties of an agent according to the service level listed in the ToB for Landlords and help identify furnishings that comply with the Fire Safety legislation.

Fully Managed Landlord Service – 4 weeks rent + 7%

What we provide:

  • Full inventory preparation including photographs *
  • Advertise property and interview prospective tenants
  • Organise tenant references
  • Oversee tenant move in
  • Collect rent and pay Landlord by BACS
  • Property Inspection, 6 weeks into tenancy and every 3 months thereafter
  • Conduct regular property inspections and reports
  • Handle all tenant queries
  • Full maintenance service
  • Check out management
  • Lodging of Deposit with the DPS (DEPOSIT PROTECTION SERVICE)
  • Serving and legal notices *
  • check-out of Tenants

How we manage your property

The Fully Managed Service is suitable for the landlord who has limited time to manage their property but is prepared to accept a greater financial risk. We manage every aspect of the tenancy.

How it works

We charge a set up for finding the tenant, assisting you with property preparations, interviewing tenants, drawing up the necessary agreements and preparing the inventory

We then charge a monthly commission for managing all tenant enquiries, providing a full maintenance service and rent collection.

We will also carry out duties of an agent according to the service level listed in the ToB for Landlords and help identify furnishings that comply with the Fire Safety legislation.
